SPACE LEASED IN LESS THAN ONE WEEK IN A MARKET WITH 8.3 MONTHS AVERAGE LEASE TIME

The Challenge:

The property located at 3180 S John Young Parkway in Kissimmee, Florida is a 20,000 sf retail/office building with a space available for lease.  Although the building has great visibility from the main road, leasing was difficult due to that fact that access to it is tricky for retail stores in that you have a right-in, right-out only or two left turns from the traffic light.

Action:

As a repeat client of Francisco Jaramillo, Kissimmee Investors Acquisitions, Inc. engaged Mr. Jaramillo, based on his prior performance and fluency in Spanish.  Francisco quickly began to market the property to regional tenants who had the resources to make the necessary improvements and who were a good fit for the area and the center.  In an area where the Hispanic population is 64.3% in a five mile radius, Francisco’s campaign included signs, targeting businesses that would be a natural fit for the center for cold calling, email blasts, and internet marketing. Francisco overcame objections regarding access issues by securing a tenant whose business did not necessitate easy access and whose business aligned well with the center.

  • Secured Franchisee of nationally-known tax service franchise, Liberty Tax Services.
  • Leased space to nationally-known company within one week of listing the property in a submarket where average time to lease was 8.3 months.
