Secured Two Latin Restaurant Locations Before They Went on Market

The Challenge:

The Orlando market has very high demand for second generation Latin restaurants and virtually no inventory. Consequently, when
second generation restaurants come on the market, they can be in undesirable locations, very expensive, or not the right size.

Action:

After reviewing other potential candidates, El Cilantrillo Restaurant, Inc., a Latin American Restaurant, engaged Francisco Jaramillo to assist in finding them the second and third locations for their restaurant. Utilizing his experience and tools, Francisco identified, several locations where his research indicated a Latin restaurant would do well. Francisco launched a targeted campaign, led to uncovering several potential locations in submarkets that were 44% and 40.9% Hispanic, which is the target demographic of the restaurant. Francisco’s campaign included, targeting existing restaurants he knew were close to the end of their lease and moving, proactively reaching out to his network of brokers and business owners, email blasts, cold calling, and Internet marketing.

Result:

  • Secured two existing restaurant spaces several months before those restaurants went on the market, the second expanding by 47.5%.
  • Successfully negotiated seven-year terms, with options to renew, on behalf of his client at rates that were 49.8% lower than other restaurants that were on the market.
  • Provided expert guidance and follow through in negotiating the terms of the lease agreements that included pre-negotiated renewals and future expansion into adjacent spaces.
